Meeting Agenda
As per our bylaws, the annual meeting is held for members to discuss and vote on Association matters. Key agenda items will include:
Call to Order & Welcome Remarks
Financial Review and a Peek at the Future
Presentation of the 2025 year-end bank balance.
Discussion and vote on the proposed 2026 annual dues.
Review of major expenses (e.g., management fees, landscaping, irrigation).
Policy on late fees and non-payment of dues.
Old Business & Project Updates
Status of the new Lennar development to our north.
Update on the replacement of dead trees in common areas.
Progress on planting trees in the detention pond.
Covenants & Community Standards Review
A review of key covenants, including policies on: trash containers, parking (RVs, boats, trailers), property maintenance, fences, yard signs, and use of common areas.
Open Forum for Homeowners
An opportunity for members to ask questions and discuss other community matters.

How to Prepare for the Meeting
Review Documents: The proposed 2026 budget and other relevant documents will be available for review on the POA website.
Submit Questions in Advance: To help the meeting run efficiently, we encourage you to submit any questions you may have to the board by November 6 at board@csvpoa.com.
Can't Attend? Assign a Proxy: If you are unable to attend, please ensure your voice is heard by assigning a proxy. A proxy allows another resident to vote on your behalf and helps us meet the required quorum. You can download the proxy form in the CASA portal
