GENERAL INFORMATION
As of December 5th, 2024, the POA is managed by a resident Board of Directors consisting of:

Board members serve 2-year terms but may serve longer if voted to do so by the membership.
According to Article 12(c) of the CCRs, now that the Declarant has turned over control (as of December 5th, 2024), to change the covenants we need:
A written instrument (i.e., a petition).
Signed and acknowledged by owners of 60% of the lot owners.
After the approval of 60% of the lot owners, the document must be properly recorded with the county
The covenants will automatically extend every 10 years unless changed. The original 20-year term started July 21, 2022, so the first automatic extension would be in 2042.
The Association holds an annual meeting of all members. Special meetings can also be called by either the Board or by 20% of the members.
You'll receive notice either by first-class mail or personal delivery:
Annual meetings: 30 days notice
Special meetings: 10-30 days notice but not more than 45 days
Notices are sent to the last known address of the voting member for each lot.
As of January 2024:
Regular lots: $375.00 annually
Cluster lots (Lots 1-12 of Area 1 and Lots 13-20 of Area 2): $800.00 annually
Dues are collected in advance and are due by January 1st each year.
The Board can increase dues by up to 25% without member approval. Larger increases require approval from a majority of lot owners.
Vehicles must be parked in driveways when in front of the building line
No street parking for more than 2 consecutive days
No overnight street parking
No inoperative vehicles for more than 1 day
No vehicle maintenance in streets, front yards, or parking pads
Must be 6' wood privacy fencing with vertical boards
No fences between front building line and front lot line
Professional installation required
Design and installer must be pre-approved
No chain-link, wire, or hog wire fencing
Framing must face inside of owner's lot
Regular Lots:
Must keep lot clean and sanitary
Grass must be kept under 6 inches
15 days notice will be given before POA intervenes
Cluster Lots:
POA maintains regular landscaping (except "Private Open Space" areas)
Services include mowing, trimming, and other necessary maintenance
POA determines scope and frequency of services
Yes. Submit two sets of plans to the Architectural Control Committee for:
New construction
Additions to existing structures
Detached structures
The Committee has 21 days to review and respond.
The Association may:
Issue fines
Take legal action if necessary
Charge individual assessments for violations
Recover legal costs from violating owners
Contact the Board of Directors. The Association has the authority to enforce all covenants and restrictions.
